We are a complete vertically integrated operation. From acquisition to rehab to management, every aspect of turnaround is handled by one of our 4 partners that all live in the Detroit area and have been actively involved in Detroit real estate for the past decade.

The smaller projects (20-40 units) are typically cash only deals.

Deals over $1.5 million (total project cost) can be done with commercial bridge loan options.
Our multifamily and commercial real estate projects fall in 3 categories in Detroit:
Value-added buy, fix and resell projects.
These properties are either distressed (vacant or partially occupied) or mismanaged / neglected by the current owners.
Our goal is to buy, fix, stabilize the property, tenant it and resell the property to an investor who is interested in acquiring a turnkey remodeled and tenanted asset.
Typical time horizon is 12 months from acquisition to sale.

Value-added, buy, fix and hold projects.
These properties are mismanaged / neglected by the current owners.
Our goal is to buy, fix, stabilize the property, tenant it and refinance the property to return the capital (either in full or partial) to our partners and then manage the property for cashflow gains.
Eventual exit via sale in 3-5 years.
